On the “Apply” section of this website, you will find a rental application along with the selection criteria. Tenants either will be selected or denied for tenancy based on their need for an affordable rental unit, their ability to pay rent on time each and every month, and their willingness to partner with Habitat.

housing complex?

TENANT SELECTION CRITERIA

GENERAL REQUIREMENTS
1. All applicants must submit a fully completed, dated and signed residency application. Applicant must provide proof of identity. A non-refundable application fee will be required for all applicants.
2. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filings, collections, liens or bankruptcy within the past 3 years.
3. Criminal records must contain no convictions for felonies within the past 10 years and no sexual offenses ever. In the event a record comes back “adjudication withheld” further documentation may be required and applicant may be denied on this basis.
4. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean without damage at time of lease termination.
5. Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one months rent. Habitat reserves the right to require a higher security deposit and or additional prepaid rent.

 

RESIDENCY REQUIREMENTS

1. Tenant must have either lived or worked in Lee County for the past 12 months.
2. Tenant must be either a U.S. citizen or have a permanent resident alien card.

 

OCCUPANCY REQUIREMENTS

1. Maximum of 2 occupants allowed per unit.

 

AGE REQUIREMENTS

1. Tenant must be at least 55 years of age or older.
2. No one under the age of 18 is permitted to live in the unit.

 

INCOME REQUIREMENTS

1. All sources of income must be verifiable.
