Heritage Heights is a 24-acre planned community situated between Gladiolus Drive and Summerlin Road in the Harlem Heights area of south Fort Myers. Planned for 150 single-family and multi-family homes surrounding the community lake, construction has begun and the first six homes were completed and dedicated in May of 2021.

In addition to making homeownership attainable for 150 low-income families, Heritage Heights residents will also share several neighborhood assets that promote healthy living and social interaction, including a playground, basketball court, stocked freshwater pond, barbecue grills, and picnic tables. The location of Heritage Heights offers convenient access to public transportation, quality schools, hospitals, and medical centers while increasing economic opportunities for homeowners.

Heritage Heights represents the future of Habitat for Humanity, building neighborhoods that meet the demand for affordable homes and empower residents to enjoy a strong sense of community rooted in social cohesion and collective action.

Governing Documents

The governing documents for an HOA are the declaration; the articles of incorporation; the bylaws; and board rules and regulations. The declaration is the highest priority document. It establishes rights, responsibilities, and regulations for owners. The articles of incorporation create the community association. It contains brief information regarding the association, its name, location, and its purpose. The bylaws describe how an association is run, the meetings of members and board, election and removal of officers and directors, and powers and duties of officers and directors. The board rules and regulations are informal supplemental rules adopted by the association board.
